New building in timber hybrid construction

An open, green office building creates attractive working environments and enriches the district with new urban qualities.

The new building at Sachsenring 75 in Cologne is exemplary of a new generation of inner-city office buildings. Characterised by ecologically responsibility, architecturally precision and socially integration. In the midst of a sensitive, heterogeneous environment, a former workplace has been transformed into a diverse living space. Embedded in a quarter with buildings by Eiermann, Riphahn and Van den Valentyn as well as villas from the Wilhelminian era, the new building takes up historical standards and interprets them in a contemporary way. The urban mediation is achieved through targeted staggering, moderate proportions and an architecture that balances representation and restraint.

The new building is not a solitary structure, but rather a building block in the urban context. It takes responsibility for its location architecturally, socially and ecologically. With a permeable first floor zone, high-profile uses and generously greened outdoor and roof areas, the project makes an active contribution to the quality of the city.

At the same time, it anticipates the requirements of future working environments. This includes flexibility, openness, quality of stay, inside and out. Work is being rethought. Rather than an enclosed space, it manifests as a dynamic structure interacting with the neighborhood.

The new building on the approx. 3,500 m² site on Sachsenring replaces the existing, no longer sustainable development from the 1950s. The new office address with around 14,800 m² gross floor area extends along the Kölner Ringe and mediates between the large-scale development on the one side and the small-scale development on the other.

The structuring of the building by stepping down to four, five and six storeys contributes to the scale and harmonious integration into the heterogeneous surroundings. While the urban street façade is clear and self-confident, the building on the courtyard side has a surprising softness defined by terraces, generous roof gardens and differentiated open spaces open up new perspectives on work and nature.

The timber hybrid construction supports the targetedCO2-reduced construction method. White-coated, fully recyclable aluminium façades ensure lightness and elegance, which characterize the building both from a distance and up close.

Two internal circulation cores organize the flexible usability of all floors. The available space is complemented by publicly accessible first floor zones, co-working areas, restaurants and high-quality open spaces. The well considered open space planning with ecologically valuable greenery, retention areas and low sealing strengthens the sustainability claim, as does the integral energy concept. Sachsenring 75 is an open, changeable, identity-creating office building of the future.

Site plan outdoor facilities

With the office building on Sachsenring, we are continuing our ongoing work on future-oriented office and working environments. The project is part of a series of new buildings that we have realized or are currently realizing for a wide range of clients in Cologne, Bonn, Hamburg, Attendorn and Kiel. Projects include the Pandion Office Home Swing to the Viega corporate headquarters and MesseCity Cologne to the corporate headquarters of HGK. Our concepts are always created in the field of tension between urban planning context, architectural attitude and changing working models. Sachsenring 75 is an example of this attitude. It shows a multi-layered project that underlines our expertise in the planning of urban, flexible and user-oriented workplaces.
