An urban redevelopment is planned directly at the German-Swiss border crossing in Weil am Rhein.

The approximately one-hectare, underused site is nestled between the customs office and a residential and commercial area. The Federal Institute for Real Estate (BImA) intends to develop a liveable, socially balanced quarter here – with affordable housing, a daycare center, space for customs and high-quality open spaces.

The aim is to transform the heterogeneous area into an attractive, integrated urban component of Weil am Rhein. In response we analyzed the existing situation in detail and worked out its atmospheric and narrative potential. Three distinctive “talents” of the site form the conceptual basis of our design: (1) The address. The western side offers itself as a distinctive address for the quarter – both for residential and potential commercial uses. The aim here is to set a strong urban development signal. (2) The central zone. This area benefits both from the excellent infrastructural connections and expansive views as well as from the qualities of a quiet residential environment. (3) The residential courtyard. In the east, this area links the new quarter structurally and atmospherically with the adjacent residential areas. At the same time, it benefits from the height development and the view of the Rhine.

The central spatial idea of our design is the precise use of the building typologies line and point. Rows structure and define the open spaces where spatial orientation is required. Point buildings set architectural accents and mark important urban nodes. The combination of both typologies creates a hybrid form that allows for a high density as well as spacious, light-flooded apartments. The buildings are set “on gaps” in the sense of a permeable urban structure. A flexible grid acts as a resilient framework that can be adapted to specific spatial situations. The result is an urban quarter achieving both high urban density and excellent living quality.
