On a site of around 10,300 m² between Briedeler Strasse and Gottesweg in Cologne-Zollstock, the Metropol Real Estate Group is developing a modern, future-oriented residential quarter with a social and ecological focus.

Seven buildings with three to five storeys are planned, which will blend harmoniously into the urban environment. The project comprises a total of 230 rental apartments, including 69 publicly subsidized residential units. The housing on offer covers a broad spectrum of household types, with 2- to 4-room apartments ranging from 42 to 112 m² of living space, and is an important contribution to the housing supply in Cologne.

The neighborhood will be thoughtfully expanded with complementary uses: A three-classroom daycare center with approximately 650 m² of usable space, as well as commercial space on the ground floor totaling approximately 320 m², will be built on Gottesweg. The focus is on creating a high quality of living through car-free open spaces, green areas, three playgrounds, and a centrally located neighborhood square.

The entire area is accessed underground by a large underground parking garage, which offers 160 parking spaces for cars and 427 for bicycles.

ZOHO is being built to the energy-efficient KfW 40 NH standard. The plans envisage the use of modern technologies and sustainable materials. Photovoltaic systems, smart home infrastructure, e-charging points and digital services for tenants will contribute to the future viability of the neighborhood.
